Residential Homeowners
Initial Contact:
When you contact Shannon Staley & Sons to discuss your construction project, we’ll start by gathering key details through a quick and straightforward Sales Intake Form. This includes:
- Your property address.
- An overview of the project you have in mind (the scope of work).
- Your estimated budget.
- Contact details so we can stay in touch.
- Preferred start and finish dates for the project.
- How you heard about us.
- Whether you already have architectural or engineered plans.
Project Assessment:
Once we have your intake form, our team reviews it carefully to see if your project aligns with our expertise.
- If it’s a good fit, we’ll move forward and schedule the next step. If not, we’ll notify you promptly.
- For many projects, our estimator will visit your property to assess its condition, take measurements, and document details with photos.
Scope Review:
After the walkthrough, we’ll confirm the scope of work you outlined. If anything additional is needed, we’ll explain it clearly and get your approval before proceeding.
Project Bidding:
To provide the most accurate estimate:
- We may need engineered plans, especially for projects requiring permits or structural changes. If you don’t already have these, we can guide you on how to obtain them.
- Once the scope of work and any necessary details or plans are finalized, we’ll prepare a detailed estimate for your review.
Project Execution:
When you approve the bid and sign the contract, Shannon Staley & Sons will get to work. Here’s what to expect:
- We’ll collect a deposit to secure your project.
- For larger projects, we’ll establish a clear payment schedule (draw schedule) tied to project milestones.
- At project completion, we’ll conduct a final walkthrough and collect the remaining balance.

Real Estate Investors
Initial Contact:
When you contact Shannon Staley & Sons to discuss your construction project, we’ll ask for key details through a Sales Intake Form. This includes:
- Property address (or potential property if unowned).
- The type of work you’re looking to have done (scope of work).
- Your budget for the project.
- Contact information for easy communication.
- Desired start and completion dates.
- How you heard about us.
- Whether you already have architectural or engineered plans.
- Confirmation of property ownership (or purchase intent).
Project Assessment:
After reviewing your intake form, we’ll determine if your project is a good fit.
- If it aligns with our expertise, we’ll move forward and schedule the next steps. If not, we’ll notify you right away.
- For most projects, an estimator will visit the property to inspect its condition, take measurements, and document details with photos.
Scope Review:
We’ll review your project’s scope in detail to confirm everything and identify any additional requirements.
- If there are changes or added items, we’ll communicate those clearly, including costs, and wait for your approval before proceeding.
Project Bidding:
- If the project involves permits or structural changes, we may need engineered plans. If you don’t have these yet, we can guide you through the process of obtaining them.
- Once everything is finalized (scope, additional items, and any required plans), we’ll prepare a clear and detailed estimate for your review.

Property Managers
Work Order (WO) Requests:
Property managers can submit work orders to Shannon Staley & Sons either by email or through property management software.
- Each request should include a Not-To-Exceed (NTE) amount or specify if a bid is required.
Work Order Review and Approval:
- Shannon Staley & Sons logs the work order into our tracking system for efficient management.
- We assess whether the task can be completed within the NTE amount.
- If acceptable:
- For occupied properties, we coordinate tenant access to minimize disruptions.
- For vacant properties, we use lockbox keys or other provided access methods.
Scheduling and Execution:
- A skilled craftsperson is assigned to complete the task, including procuring materials if necessary.
- We take before-and-after photos for clear documentation.
- Once the task is done, we notify the property manager via their preferred method: email, phone, text, or property management software.
Invoicing:
All completed work is invoiced weekly for streamlined billing.
Request-to-Bid Process:
For projects requiring bids, here’s what to expect:
- A Shannon Staley & Sons representative visits the property to:
- Assess the scope of work.
- Inspect property conditions.
- Take measurements and photos.
- We confirm the scope of work and communicate any additional needs to the property manager for review.
- A detailed estimate is prepared and sent for approval by the property owner.
Project Completion:
Once the bid is approved, we take care of the rest:
- Contracts are signed, and a deposit is collected to kick off the project.
- For larger projects, we include a payment schedule tied to project milestones.
- After the project is complete, we conduct a final walkthrough and collect the remaining balance.

Home Builders
Labor Services Provided by Shannon Staley & Sons
- Punchout Services: Finishing the final details to complete your project.
- Warranty Services: Helping your warranty department address homeowner concerns quickly.
- General Labor: Handling unskilled tasks like site cleanup and miscellaneous jobs.
How It Works

Request:
Your project, warranty, or production manager contacts Shannon Staley & Sons via text, phone, or email with the scope of work, property address, and preferred arrival time. -
Matching:
We assign a skilled craftsperson for the job and provide a clear day-rate price for approval. -
Scheduling:
Once approved, we schedule the task and dispatch the craftsperson to your site.
On-Site Execution
- Our craftsperson will check in with your manager upon arrival.
- Your manager oversees the work to ensure everything meets your expectations.
- If the job requires additional time, we’ll coordinate extensions as needed.
Invoicing and Payment
- Invoices are sent weekly for all completed tasks.
- Payments are due within 30 days (net 30 terms).
